Additional Financing Information:
- At the end of the 5th year, and on the same day every one (1) year thereafter (the “Change Date”), the annual percentage rate set out above shall be adjusted to a rate per annum equal to two percent (2%) (two hundred (200) basis points) over the Prime Rate as published daily in The Wall Street Journal, as of the date ten (10) days before each Change Date. Provided, however, on and after the first Change Date, the adjusted annual percentage rate shall never exceed the initial rate by more than six percent (6%). Additionally, the adjusted annual percentage rate shall never be less than the initial rate.
- The monthly payment quoted above is fixed for the first five (5) years. At the end of five (5) years, the payment will increase if the annual percentage rate increases.
- The monthly payment quoted above does not include applicable property taxes and insurance premiums.
- The Closing Cost of $400 is to be paid by the Buyer to the Seller. It is applied to the Seller’s out of pocket expenses for preparation of the deed, note and mortgage, recording and transfer fees, and the credit report. Seller shall pay any amount due over $400 for these expenses.
